Enterprise real estate company sees sustainable value from building optimization efforts
Brandywine, one of the largest, publicly traded, full-service real estate companies in the US, with a core focus in the Greater Philadelphia, DC Metro, and Austin markets, utilizes InSite’s energy engineering expertise to optimize properties across the Northeast. With a presence in nearly half of their 22 million-square-foot portfolio, InSite’s efficiency measures take many forms and are delivered through high-touch program management.
The Challenge
Brandywine needed to balance their commitments to increasing shareholder value with their mission to design, build, and maintain extraordinary and sustainable work environments. In 2014, Brandywine partnered with InSite to benchmark and identify the next level of low and no cost efficiency opportunities in their largest Philadelphia and suburban-Pennsylvania buildings, which has since become an award-winning program.

The InSite Solution
InSite integrated Brandywine’s available interval energy data and delivered Professional Engineer led energy audits to identify, digitalize and track efficiency recommendations, with meaningful results. Next, InSite deployed a remote Continuous Commissioning Program to collect real-time BAS data across Brandywine’s portfolio. This allowed Brandywine Realty Trust to turn their building system data into actionable intelligence that their property and maintenance teams could use to make quicker and more informed operational decisions.
By pulling data through the InSite platform, InSite’s engineers and managed services teams monitor the performance of Brandywine’s building’s systems to identify achievable, low and no cost efficiency opportunities. Once identified, they collaborate closely with the teams to ensure that the measures are implemented and remain in place. Since Brandywine started working with InSite, these measures have improved occupant comfort and environmental control for their tenants and reduced unnecessary energy consumption and GHG emissions. These benefits as well as the resulting cost savings have been passed through to Brandywine’s tenants.
Turn your Data into Actionable Intelligence Today
The proven process has delivered commercial real estate companies between 15 and 20% reduction in operating expenses and 2-3x returns on their service investment in just the first year, with equal or better savings as the work marches on.
