After commencing InSite’s Building Optimization program in 2022, Davidson quickly realized significant savings. With a program ROI of 194% in 2024, InSite is driving a utility consumption reduction across each of electric, natural gas and water, all while hotel occupancy is increasing. This resulted in cost savings of $437,000 – or a 4% decrease in rate-adjusted costs – all while occupancy increased 5%.

The InSite Solution

InSite implemented their Building Optimization program through a combination of hardware, software and managed services. Building data collection starts with our connect phase, where custom “Light-up Plans” for each property are developed. Hardware was deployed to each site and connected to the InSite Platform. Engineers visited sites to perform Energy Audits, and all initial data is collected, analyzed and presented in a Performance Improvement Roadmap. From there, InSite’s managed services team meets with properties monthly or quarterly, reviewing data and identifying additional opportunities for energy and water savings. Additionally, real-time energy reports give property teams data at their fingertips.

On the supply side, InSite’s Utility Services provide Energy Procurement support as well as Utility Rebate Management. This helps Davidson further control costs in de-regulated markets or utilities providing rebates. Through this program, InSite has provided over $100,000 in cost savings for Davidson.
